#Multifamily property owners are finally getting a break. Effectively immediately, HUD is raising the maximum permissible wind or named storm deductible for properties with FHA-insured mortgages to $50,000 or 5% of the insurable value per location, whichever is greater, up to a maximum of $475,000 per occurrence. Beforehand, the maximum #deductible was $50,000 or 1% of the insurable value, whichever was greater, up to a maximum of $250,000. Multifamily #insurance costs have risen dramatically over the past several years — up 27.7% over the 12 months ending in January and 129% since 2018, according to a recent Yardi Matrix report – so this news from HUD is more than welcome.

"Annual Existing Home Sales: Worst Year Since 1991." NAR's chief economist predicts home sales will reach pre-Covid levels in 2026. Lots of reasons for this. Home prices have appreciated 36.1% since Covid in Oregon, and inventory is low. Buyers who don't have a need to move are not willing to pay high prices, at high interest rates, for homes in mediocre condition. New home sales, on the other hand, are up. New home builders often offer loans at lower than market rates, making buying a new home more affordable for many buyers.
